Surrey is the largest city in Metro Vancouver by land area and the second largest by population, and it's still growing faster than anywhere else in the region. That growth has made it the most active market for new construction in BC — Willoughby, Clayton, and Fleetwood have all seen significant master-planned development over the past decade, and it hasn't stopped.

For buyers, Surrey breaks into distinct sub-markets. South Surrey (Grandview Heights, Ocean Park) skews toward luxury detached and semi-detached — it borders White Rock and has a completely different feel from the rest of the city. North Surrey (Whalley, City Centre) is where the density is going — the Surrey–Langley SkyTrain extension is under construction, and prices in that corridor reflect future transit access. Cloverdale and Fleetwood sit in the middle: established detached neighbourhoods with good schools and more breathing room.

Surrey is also the best market in Metro Vancouver for buyers who need space. A four-bedroom detached home with a yard is still attainable here at a price point where Vancouver would offer you a two-bedroom condo.
