About this market

Squamish is the fastest-growing small city in BC and one of the most interesting real estate stories in the province. Situated between Vancouver (60km south) and Whistler (60km north), it has attracted a wave of remote workers, outdoor athletes, and people priced out of the Lower Mainland who have decided they'd rather commute occasionally than live in a box.

Garibaldi Highlands is the family pocket — newer construction, good schools, and a suburban feel with mountain access literally out the door. Valleycliffe is the more established neighbourhood, closer to downtown and the Chief. Brackendale is quieter and rural-adjacent, popular with acreage buyers and buyers who want privacy.

Squamish prices have risen dramatically since 2020, driven by remote work migration and speculation on continued growth. The market is more volatile than Metro Vancouver — it moves up faster and corrects harder when rates rise. Buyers here need to be comfortable with that dynamic.

The Sea-to-Sky Highway has been significantly improved and the drive to Vancouver is 45–55 minutes under normal conditions. BC Transit runs express routes to Horseshoe Bay.
